these new units would produce about 11,500 new
car trips daily. All projects listed on this page
will generate approximately 28,000 daily new car
trips at buildout. By comparison, an average segment
of CV Road currently carries about 15,000 daily
car trips.
MOUTH OF CV
• Rancho Canada Subdivision:
309 units; 20% affordable, 30% work force; 200,000
cubic yards of fill in flood plain; unknown flood
impacts on surrounding community; about 3,000 new
car trips per day; new stoplight on CV Road; violates
local zoning and subdivision moratorium; proposed.
• Rancho San Carlos Subdivision:
Now known as the Santa Lucia Preserve, with 350 houses
plus 150 caretaker houses for total of 500 residential
units; 1,900 new car trips per day when built out;
current Public Works formula would be 3,500 new daily
car trips; approved and partially built.
• Gamboa/Sunrise Assisted
Care: Now know as Carmel Cottages. 64-unit, 78-bed
facility; about 210 new car trips per day; approved.
• Safeway/Crossroads Expansion:
Reconfiguration with 23,500 square feet new commercial
space; new Safeway store is 79% larger; 2,200 new
car trips per day for Safeway, plus unknown new traffic
from a new third ‘anchor store’; approved
and recently completed.
• Carmel Christian High: Also
known as the Presbyterian Church Community Life Center.
30,000 square foot center; at least 600 new car trips
per day, and perhaps more because of new evening
and weekend events being proposed; approved.
MID-VALLEY
• September Ranch Subdivision:
95 houses; most zoned for additional structures;
approved by County, overturned by courts, approved
again by County, currently back in courts; 1,000
new car trips per day. Includes new stoplight on
CV Road.
• Quail Lodge Expansion: 44
new hotel units; 400 new car trips per day; approved
but not yet built.
• Agha Subdivision: 40-unit
subdivision, 50% affordable; 400 new car trips per
day; violates subdivision moratorium; proposed.
• Tehama Subdivision: Previously
known as Canada Woods. 100 unit subdivision with
some commercial; most parcels zoned for additional
structures; 1,000 new car trips per day; approved
and partially built.
• Kenny-McFarland: Precedent-setting
approval of multiple homes by unrelated parties on
single parcel.
• Fiskdale Ranch Subdivision:
Now known as Quintana, 14-house subdivision; all
zoned for additional structures; 140 additional car
trips per day; approved and partially built.
• Carmel Valley Ranch Subdivision:
new 12-house CV Ranch subdivision on ridge above
current development; all zoned for additional structures;
120 new car trips per day; proposed.
• Mirabito Self Storage Compound:
70,000 square foot self-storage facility; approved
and recently completed.
• Affordable Housing Overlay:
Incentive program to build low income housing at
Mid-Valley up to 390 units; 3,900 new daily car trips.
VILLAGE AREA
• Airport Subdivision: 23-house
subdivision, 5 affordable; 230 new car trips per
day; violates subdivision moratorium; proposed.
• Robles del Rio Hotel: 25
new hotel units (59 total); 250 new daily car trips;
approved. Currently seeking change to 35 “vacation” units.
• Berta Ranch Subdivision:
8-house subdivision, each zoned for additional structures;
approved and partially-built.
• Steiny Commercial Center:
18,000 square foot commercial center; 200 new daily
car trips; approved and under construction.
• Gardiner Tennis Ranch Subdivision:
Proposed “special treatment area” for
about 30-house subdivision; 300 new car trips per
day.
